TÜRKİYE / BUYING GUIDE

Understand the buying process.
One step at a time.

An introductory preparation guide. The order of steps, documents and requirements must be checked for the particular buyer and property.

Clarify your purpose

Separate your goals: living in the property, renting it out or holding it long term. If residence or citizenship is also involved, ask an appropriate professional to assess eligibility separately.

Build a complete budget

Beyond the price, allow for the transaction, professional services, renovation, ownership and unexpected expenses. Confirm amounts and who pays them for the specific transaction.

Compare areas and properties

Compare commuting, local amenities, building documents and practical use. Record each property's strengths, open questions and missing information on the same checklist.

Arrange transaction checks

Before signing or paying, have appropriate professionals check title, restrictions, property documents, contract terms and payment recipients. Legal and building-related issues require the relevant expertise.

Confirm the contract and next steps

Understand who handles each step, which documents are needed and how payments fit the process. If a power of attorney is involved, clarify its purpose, scope and required form.

Prepare for handover and ownership

Confirm the handover of keys and the property, building management, utilities, insurance and day-to-day care. Keep the relevant documents. If you plan to rent out the property, also check the applicable rental requirements.

CHOOSING A LOCATION

Compare locations through everyday needs.

Planning to live there

Walk your daily routes: work, shopping, healthcare and family travel. Experience the surroundings during both the day and the evening.

Considering a rental

Check actual local rental conditions, building fees and management arrangements before assessing the type of tenant the property could suit.

Holding long term

Consider building maintenance, future needs and the buyers you may eventually want to sell to.

Frequently asked questions

Does signing a purchase contract mean I own the property?

Türkiye's Investment Office explains that a preliminary purchase contract does not itself transfer ownership; title requires land registry procedures. Ask a professional to check the specific documents and registration arrangements. Read the official guidance ↗

Which properties should I consider with a smaller budget?

Start with your total budget and intended use, then shortlist suitable areas and homes. Investigate the reason for an unusually low price, repair costs and possible resale difficulties.

What can I prepare while in China?

Organise your needs, budget and schedule, gather information about properties of interest and arrange an online conversation. Prepare documents and payment arrangements according to professional advice and applicable requirements.
