START WITH YOUR GOAL
Be clear about the outcome you want
Property ownership
Consider use, title, transaction costs and ongoing ownership expenses. A property purchase and a status application are distinct matters.
Residence permission
Review the permitted stay, renewal conditions and associated rights for the specific residence category.
Citizenship
Understand eligibility and the approval process. An investment amount is not a guarantee of passport approval.
İSTANBUL · TÜRKİYE01 / TÜRKİYE
Türkiye: property and a citizenship application
A qualifying property investment can provide a route to apply for Turkish citizenship. Confirm both applicant and property eligibility before arranging the transaction.
- Property requirement
- USD 400,000
- Holding commitment
- No sale for at least three years
- Status outcome
- Eligible applicants may apply; the authorities decide approval.
ATHENS · GREECE02 / GREECE
Greece: investor residence
Greece’s Golden Visa is an investor residence arrangement. The location, use and qualifying category of a property affect its investment requirements.
- Standard property routes
- EUR 800,000 in designated areas; EUR 400,000 elsewhere.
- Special property categories
- Qualifying conversion or historic-building projects may use the EUR 250,000 threshold; verify all conditions.
- Status outcome
- Residence permission; citizenship follows a separate application process.
RIGA · LATVIA03 / LATVIA
Latvia: check the current residence route
Latvia’s current Immigration Law changed in September 2026. Before investing, distinguish new applications, existing-permit renewals and transitional arrangements.
Confirm the applicable conditions first
ELH does not present the former property-investment amount as a current threshold for new applicants. Confirm your route, amount and eligibility with Latvia’s immigration authority or a qualified local professional.
Residence and citizenship are separate; naturalisation has its own residence, language and other conditions.

YOUR QUESTIONS
Frequently asked questions
A few useful distinctions before you begin.
Does buying a property give me a passport?
No. The Türkiye route shown concerns an application for citizenship after meeting its conditions; Greece offers residence. Latvia’s current residence route must first be verified, and citizenship has separate requirements.
Are the amounts shown my total budget?
No. Depending on the case, allow for taxes, valuation, translation, legal services, application costs and ongoing ownership expenses. Obtain a clear breakdown.
Can my family apply with me?
Eligible relatives, age limits and required documents depend on the country and route. Check each family member’s circumstances.
How can ELH help at this stage?
ELH provides Türkiye property information and Chinese-language communication to help clarify goals, budgets and questions for review. Greece and Latvia are currently information-only, with no local application service. Specific services are subject to written agreement.
