For personal use, check real commuting routes and daily amenities. For rental use, first understand prospective tenants, nearby supply and management conditions.
03 / Can the property documents be explained?
Ask the seller for documents identifying the property and transaction. Have a professional explain title, restrictions and contract issues. Set out a clear way to resolve anything still unverified.
04 / What building inspections are needed?
Ask suitable technical professionals to check repairs, damp, structural matters and relevant building records. Attractive interior finishes do not replace a technical inspection.
05 / What will ownership cost?
Ask separately about building fees, insurance, maintenance, taxes, management and vacant periods. Use supported figures and retain written confirmation of who pays.
06 / Which currency measures the result?
Buying, holding and selling may involve different currencies. Include exchange-rate movements and transaction costs in your scenarios. A rise in the local-currency price is not automatically your actual return.
07 / How might you sell later?
Consider potential buyers, the time a sale could take and associated costs. If you need funds quickly, could you manage a longer sale period or a lower price?
