Foreign investors can establish limited liability and joint-stock companies in Türkiye. Before choosing a structure, define the activity, ownership and ongoing operating needs.
- Outline the activity, intended city and any sector-specific licensing questions.
- Prepare shareholder, director and authorised signatory details, and check translation and certification requirements.
- Request separate estimates for formation, registered address, accounting and annual maintenance.

Personal living costs, property payments and business operations call for different account requirements. Discuss your circumstances with the intended bank before arranging travel or a payment.
- Ask which identity, address and tax documents are needed for a personal or business account.
- Confirm source-of-funds evidence, attendance requirements and whether representation is possible.
- Compare currencies, transfer limits, fees and access to online banking.

Put every quotation in context.
Define whether the goal is personal use, letting or business operations, then compare locations and projects. Record prices, source dates and assumptions together to make the comparison useful.
- Compare transport, amenities, competing supply and practical needs.
- Include vacancy, repairs, management fees and exchange-rate changes in budget scenarios.
- Ask for the sources behind prices and rental estimates, and separately assess resale conditions.
Tax & accounting planning
Understand reporting and ongoing costs early.
Property ownership, rental income and business activity can involve different taxes. Ask a tax professional to assess your tax residence, income sources and ownership structure.
- Separate one-off transaction charges from annual ownership, accounting and filing costs.
- Clarify who will record and report rental or business income, and when.
- For cross-border income, have a professional check whether treaty provisions apply.
Legal checks & due diligence
Get key questions answered before payment.
Check title, mortgages and other restrictions before a property transaction. Ownership transfers through the land registry process; a preliminary agreement alone does not transfer title.
- Ask an independent lawyer to review seller authority, title records and relevant permissions.
- Clarify contract currency, payment milestones, delivery terms and cancellation or refund provisions.
- Agree who handles valuation, translation, notarisation and professional checks, with written scopes.
Residence & citizenship planning
Define your living plans, then check the route.
Residence permission, citizenship and work arrangements require separate checks. Use your nationality, family circumstances, intended stay and investment plans to prepare questions for professional review.
- Distinguish a short stay, longer-term living and a citizenship goal.
- Check eligibility, documents, insurance and renewal arrangements for each family member.
- For investment citizenship, separately review investment eligibility, funding and holding requirements.
Property investment & selection
Move from a shortlist to a suitable property.
Compare location, layout and the full budget using the Istanbul and Ankara project catalogue. Then confirm the specific unit, quotation validity and delivery status, and arrange viewings and independent checks.
- Compare new and resale properties for condition, delivery timing and move-in costs.
- Ask about building charges, rental management and maintenance for your intended use.
- If citizenship is a goal, check eligibility for each property; an advertised price is not an eligibility review.
